Cancellations & Modifications.
To avoid a cancellation fee, modify or cancel your reservation 24 hours prior to S31’s scheduled check-in time of 3pm. Note that the cancellation fee is equal to the rate of your first night’s stay. The same 24 hour notice is required for all subsequent nights for multi-night stays. To cancel or modify your reservation, visit School31Lofts.com/changes. Modifications are subject to availability.

  • S31 does not have the ability to cancel reservations made on 3rd party booking sites such as Airbnb, Expedia, or Booking.com.
  • In circumstances where a reservation was charged in advance,  a 3.75% dual transaction fee may be assessed for refunds.

Our lofts are stocked with various snack and beverage items that are available for purchase. Room Service is also available. Pricing for these items is available in the Welcome Message you will receive the day of your check-in. Pricing is also available upon request. An invoice and payment link for these services will be sent to the email address on the reservation. If your credit card is on file, these charges will be billed upon your departure.

School 31 Lofts is a smoke-free property. Guests who wish to smoke must do so in designated areas outside of the building.

School 31 Lofts is passionate about providing all guests the serene experience that we advertise. As such, any type of gathering or party is strictly prohibited. This rule is enforced by S31’s on site 24 hour security team. S31 reserves the right to immediately evict any guest or group that has become bothersome to other guests or to the overall serenity of S31. Small and quiet dinner parties and other intimate gatherings such as cocktail parties may be permitted with advanced notice.  

Although we always have staff on site to assist, School 31 is a self check-in property. Our arrival procedure is quick, painless, and customizable. On the day of your arrival you will be given unique entry codes and concise arrival instructions. You will be notified as soon as your loft is ready for your stay… Usually well before our 3pm check-in time. To learn more about our arrival procedures, see the Hotel section of our website.
Our published check-in and check-out times are as follows:
  • Check-in: 3:00pm
  • Check-out: 11:00am
School 31 makes every effort to allow for early check-ins and late check-outs, but they are not always possible. To request an early check-in or late check-out contact the Concierge.

It depends. School 31 does not charge security deposits to Club S31 Members, S31 Trusted Guests, or members of associated programs. You may otherwise be charged a security deposit. Deposit amounts vary depending on the loft you are booking.  Any damage will be deducted from your deposit at the discretion of the Concierge. Breaking House Rules with direct or subsequent consequences may be deducted from your deposit at the discretion of the Concierge.

Refunds of security deposits occur automatically. Timing generally is dependent on the card holder’s bank. Typically, releases take 5-7 days. 

Each of our House Rules are centered around providing all guests the best possible experience at S31.

  • Smoking of any variety is strictly prohibited in the guest lofts and in the common areas.
  • Parties and gatherings are strictly prohibited.
  • All guests are expected to behave in a courteous and civilized manner, respectful of the property and other S31 guests.

Certain names, words, titles, phrases, logos, icons, graphics or designs in the pages of this Website may constitute trade-names, trade-marks or service marks of School 31 Lofts or its affiliates, or Colors Studios or its affiliates may have been licensed to use them. The display of trademarks, trade names or service marks on pages at this Website does not imply that a license of any kind has been granted to anyone else.

You are free to download the material posted on this Website for non-commercial purposes, to store it temporarily on a single computer, and to print it solely for your own personal purposes. The information and material contained in this Website are believed to be accurate and complete at the time of their posting. Although School 31 Lofts attempts to ensure that all information and material remain current and accurate, they are subject to change without notice and School 31 Lofts does not warrant their accuracy, completeness and currency at all times.
